I don't think the material is cotton it seems to be a textured woven rayon

Although it's marked at 12 I would pay close attention to measurements as sizing has changed in the last 50 years.
Condition- Great condition probably dead stock and never worn but does have some mild yelling at the center of back in front on what appears to be fold lines see close up for details.
